Description of Site
The Fentiman house is a two-storey Edwardian Builder style house situated in a residential neighbourhood on No. 1 Road. The house has a moderately sized front yard providing separation from the road and sidewalk.
Statement of Values
The Seafair location of the Fentiman house reflects the suburban residential development of Richmond during the first decades of the 20th century, and is associated with a period just prior to World War I when Richmond was undergoing consolidated municipal growth and a transition to an industrial economy, although agriculture and fishing continued to be important sources of Richmond’s prosperity.
The house is significant as a very good example of the Edwardian style with Craftsman influences and as the only listed heritage building in this neighbourhood.
Character Defining Elements
Key elements that define the heritage character of the site include:
· The early Edwardian Builder style of the entire house, which includes elements such as the vertical massing, hipped roof, and front verandah with bell-cast roof and support columns
· The Craftsman influences of the house design, including a gabled dormer window , open railing on the verandah, and square columns supporting the verandah roof
· Mature trees at the rear of the house which reflect both the age and residential character of the historic place.

Design Features
The building is rectangular in plan with a concrete foundation and symmetrical massing. The house is capped by a bellcast hip roof with a gable dormer and two brick chimneys offset rear and side. The roof covering is asphalt shingle. A large open verandah extends across the front of the house; the north side has been filled in. There is a shed roof with hipped returns over the verandah, which has square supporting piers and an open railing. Double hung wooden sash windows are grouped in double and triple assembly. The house has been painted in a cream, grey and burgundy colour scheme, which is suitable for a house of this style.

There has been a deck/carport addition on the south side, a new porch built at the rear, some aluminum window replacements, and part of the front verandah has been filled in. The alterations are considered recognizable and therefore reversible.
