Building and Demolition Permits

Application Intake

Following the submission of your application package on MyPermit, we will review your application package to ensure nothing was missed. If we require more information, resubmission, or payment, we will notify you by email and you can upload the required documents or pay fees directly through your account.

In some cases, you may need to visit City Hall to pay your fees.

Conditional Demolition Approval

We’ve introduced a conditional approval letter to support you with evicting tenants and ensuring the building is vacant before we issue a demolition permit. It is the owner’s or their authorized agent’s responsibility to complete the eviction process and notify the City when the building is vacant.

Application Review

Once all application submission requirements have been met and are confirmed complete by staff, your application will proceed to staff review. Staff will conduct a detailed review of your proposal and may request that you address any conditions or deficiencies.

Staff will also notify you if another application or approval is required to process your permit application further. Promptly address staff’s comments to avoid delays with issuing your permit.

Pre-Issuance Review

Staff will contact you to identify any additional requirements in order to issue your permit. This may involve the submission of forms through MyPermit and the payment of any additional fees, damage deposits or surety bonds.

MyPermit is only equipped to process application fees. Permit application typically have additional fees and must be fully paid before your permit is issued.

Permit Issued

Once your application is complete and your plans are approved, your permit will be issued and depending on the permit application:

  • We’ll email you a copy of your issued permit or you can pick up your permit at Richmond City Hall.
  • You will be able to view and download your permit documents from your online account if you applied online through MyPermit. You no longer need to visit City Hall to pick up your issued permit.

Inspections

Once your permit is issued you may start the project. Inspections will be required at various stages in your project. You can request an inspection directly from your MyPermit account or visit the Online Inspections Portal if you applied in person or through email.
