Front of HouseWhat is the Flex House?
The Richmond Flex House is a two storey, 2,178 square foot, wood frame home built to accommodate a variety of homebuyers. It is a one size fits all home, features a creative floor plan that enables the house to convert from a roomy four-bedroom family home, to a duplex or to a rental suite at relatively affordable renovation costs.

The house is located at 3860 Regent Street in the Steveston area of Richmond.

Flex House Features:

  • Flexible Design

The home was designed with much attention to the needs of a growing family and the eventual requirements of owners throughout their senior yearsbased on the Canada Mortgage and Housing Corporation (CMHC) concept, FlexHousing. Bedrooms may be enlarged, bathrooms may be added or removed, and rooms may be combinedall to meet the changing needs of the owners.

  • Healthy Materials

Materials that provide improved indoor air quality and ventilation, as researched by CMHC over the past 8 years. From structural materials to flooring choices, and heating systems to finishing materials, every element of the home has been carefully selected toe ensure high quality of life for the residents.

  • Energy Efficiency

The Flex House has been designed to encompass PowerSmart Appliances and lighting, plus a high efficiency forced-air heating system.

  • Accessibility

To allow for wheelchair accessibility all hallways and doorways are widened, countertops are lower and light and electrical switches are strategically placed within easy reach. The Richmond Flex House can accommodate a future elevator.

  • Engineered Floor System

Guaranteed no-squeak flooring will ensure years of enjoyment while eliminating such common problems as squeaky floorboards.

The FlexHouse Partnership
The Richmond FlexHouse Project is the result of a partnership between the City of Richmond, Pacific Western Developments Ltd. which built the house and CMHC.
